Charlotte Pipe and Foundry Company Rezoning

CHARLOTTE, NC – January 20, 2021 – In May, 2020 we announced our intention to build a new, state-of-the-art foundry in Oakboro, NC. Site work has begun, and we are scheduled to begin production as early as third quarter 2023.

As work progresses in Oakboro, our senior management is evaluating a wide variety of options related to our current foundry location in uptown Charlotte. The property’s location and access to major transportation arteries make it an excellent location for industrial and distribution uses that are allowed by the property’s existing General Industrial and Mixed Use zoning. However, in light of the tremendous growth and success of Center City Charlotte and SouthEnd, as well at the City’s investments in the Lynx Blue Line and proposed Silver Line, we believe a vibrant, urban center with a mixture of uses may be a more appropriate future for our property. Therefore, we have filed a rezoning Petition to rezone the property from the existing I-2 (General Industrial) and MUDD-O (Mixed Use Development District-Optional) to the UMUD (Uptown Mixed Use District).

The rezoning will encompass approximately 55 acres and 19 tax parcels owned by Charlotte Pipe & Foundry spanning from West Morehead Street to West Summit Avenue, east of Interstate-77. The Uptown Mixed Use District (UMUD) is intended to strengthen the high- density core of Uptown through a mix of retail, business, professional, and high-density residential developments, among other uses. We do not have specific development plans for the Property but the UMUD zoning district provides flexibility to accommodate a wide variety of uses and development concepts while also imposing design standards that will ensure quality development consistent with the rest of Uptown.
